About the role
The Maintenance Director is responsible for overseeing the maintenance and repair activities within the organization. This role includes managing a team of maintenance personnel, and ensuring that all equipment and facilities are operating efficiently and safely. The Supervisor will plan and execute maintenance schedules, maintain records, and ensure compliance with safety regulations and organizational standards. The Maintenance Director will also be responsible for performing maintenance tasks from time to time (Specific allocation of time will be based upon additional maintenance personnel support).
Supervision and Leadership:
Lead, train, and evaluate maintenance staff to ensure high levels of performance.
Assign tasks and prioritize work for the maintenance team based on facility needs.
Maintenance Management:
· Develop and implement maintenance schedules and procedures to ensure optimal equipment functionality.
· Monitor and inspect work performed by maintenance staff, ensuring quality standards are met.
Budgeting and Resource Management:
Assist in the preparation and management of the maintenance budget.
Monitor inventory levels of maintenance supplies and equipment, ordering as necessary.
Safety and Compliance:
Ensure that all maintenance activities adhere to safety regulations and best practices.
Conduct regular safety inspections and training sessions for maintenance staff.
Record Keeping and Reporting:
Maintain accurate records of maintenance activities, repairs, and inventory.
Prepare and present reports on maintenance operations, budget considerations, and progress to upper management.
Collaboration:
Work closely with other departments to coordinate maintenance needs and schedules.
Respond promptly to maintenance requests from staff to minimize downtime.
Who you are
Hands-on maintenance leader with strong technical knowledge of facility systems, equipment repair, and preventive maintenance, and the ability to step in directly when needed.
Organized and safety-focused supervisor who can manage maintenance schedules, keep accurate records, and ensure compliance with regulatory, safety, and company standards.
Dependable team manager and problem-solver who leads maintenance staff effectively, prioritizes urgent issues, and keeps facilities running efficiently with minimal disruption
Experience
High school diploma or equivalent; an associate degree or higher in a related field is preferred.
Minimum of 5-7 years of experience in maintenance management or a similar role, preferably within property management or a related industry. Demonstrated experience in overseeing maintenance operations for multiple properties.
Proven ability to lead and manage a diverse team of maintenance professionals. Strong leadership skills with a focus on team development, motivation, and performance management.
In-depth knowledge of building systems, including HVAC, electrical, plumbing, and general building maintenance. Ability to troubleshoot and resolve complex maintenance issues efficiently.
Experience in planning, coordinating, and executing maintenance projects, including budgeting, resource allocation, and timeline management. Strong organizational skills and attention to detail are essential.
Excellent verbal and written communication skills, with the ability to interact effectively with team members, vendors, and clients. Strong negotiation and conflict resolution skills are also required.
Strong analytical and problem-solving skills, with the ability to make sound decisions under pressure.
Ability to prioritize tasks and manage multiple projects simultaneously.
Knowledge of safety regulations and compliance standards related to property maintenance. Commitment to maintaining a safe and compliant work environment.
Familiarity with maintenance management software and tools. Proficiency in Microsoft Office Suite and other relevant software applications.
Ability to read and interpret technical documents and manuals.
